Commercial cleaning for facility managers who have already tried other vendors.
Peace of mind, and the satisfaction of a clean building. The price comes from a walkthrough. A miss in the scope gets a make-it-right visit. Quality checks follow that same scope.

What Dream Cleaned is
Dream Cleaned is the professional, customer-focused commercial cleaning partner for facility managers who have already tried many vendors. The product is peace of mind and satisfaction in a clean environment. It is delivered through walkthrough pricing, make-it-right service recovery, quality checks, and clear communication.
You can see each part. A walkthrough sets the price. A make-it-right visit corrects a miss. A quality check uses the scope from that walkthrough. The sales team answers quote calls. Customer service and operations answer service issues.
What we clean
Commercial and janitorial work for buildings people use. The schedule follows the building: after hours when the floor needs to be empty, and a day porter when someone has to be there during the day.
-
Office cleaning Restrooms, kitchens, and the lobby, after the floor empties. -
Warehouse and industrial cleaning Offices, restrooms, docks, and concrete floors, quoted as separate jobs. -
Medical office cleaning Clinics and professional suites, finished before the first patient. Hospitals and operating rooms are outside this service. -
Specialty and project cleaning Carpet, glass, a deep reset, and post-construction dust, quoted on their own. -
Church cleaning Sanctuary, restrooms, and fellowship hall, ready before Sunday. -
Schools and daycares Classrooms and restrooms after the children leave, with products meant for rooms children use. -
Offices, stores, and public buildings Restrooms, lobbies, and counters after close, including retail floors and city buildings. -
Day porter A person on site during business hours for restrooms, spills, and supplies.
We clean commercial buildings only. We do not clean houses. We do not clean hospitals or operating rooms.
What is different
Facility managers have heard the promises. These are the parts you can check.
-
Walkthrough-based pricing
The number comes after someone walks your building. Square footage is only a starting point. The visit is how restrooms, docks, exam rooms, and the rooms that draw complaints get written into the scope.
-
Make-it-right
If a visit misses a task that was in the scope, tell customer service or operations. The crew comes back and corrects it. You hand off the miss, and the room gets fixed.
-
Quality checks
Quality checks use the walkthrough scope as the list. Finished work is compared with the rooms and tasks that were priced. A miss is a named task, and it goes back through make-it-right.
-
Clear communication
You can tell who is responsible. The sales team answers quotes. Customer service and operations answer service issues. The proposal is in writing.
-
Bonded, $2 million general liability
Dream Cleaned Services LLC is bonded and carries $2 million in general liability coverage. Ask for the certificate and we send it.
-
Veteran-owned
Dream Cleaned is veteran-owned. That tells you who owns the company. The cleaning standard is the scope, the quality check, and the make-it-right visit.
-
Contracts are usually annual
Most agreements run for a year. A year is long enough for the crew to learn the building, and for the scope and the price to stay in place. The term is in the proposal before you sign.
-
The owner is accountable
Ark Pizarro owns the company and still works in the field. When the standard slips, the operator is part of the correction.
Who this is for
Facility managers and property managers. You are the person who hears about it when a restroom is wrong, a tenant complains, or a vendor looks fine in month one and slides after that. If you have already been through several cleaning companies, this service is built for that.
It is commercial work. Houses are outside it. Hospitals and operating rooms are outside it.
Ark Pizarro
Owner, Dream Cleaned Services LLC
Ark Pizarro is a commercial cleaning operator who still works in the field and builds Dream Cleaned around reliable crews, clear communication, and standards facility managers can count on. He also coaches service business owners from that same experience so the playbooks he teaches match how real sites actually run.
How a quote works
The quote form on this page is the start. Sales calls you back, we walk the building, and you get a written proposal.
-
1. Quote form
Tell us the building. The form starts the quote. It is the path to a callback, a walkthrough, and a proposal.
-
2. Callback
During business hours, the sales team calls you back in about 15 minutes. After hours, they call first thing the next morning.
-
3. On-site walkthrough
We walk the building and price what we see. The scope is written from that visit.
-
4. Written proposal
You usually have a proposal within 24 hours of the walkthrough. A Friday walkthrough gets the proposal the next business day.
Who answers

Frequently asked questions
How does the quote process work?
Fill out the quote form on this page. During business hours, the sales team calls you back in about 15 minutes. After hours, they call first thing the next morning. That call sets an on-site walkthrough. You usually have a written proposal within 24 hours of the walkthrough. A Friday walkthrough gets the proposal the next business day.
What happens on the walkthrough?
Someone from Dream Cleaned walks the building and looks at how it is actually used: restrooms, lobbies, docks, exam rooms, classrooms, and the other rooms people judge. The scope and the price come from that visit. A commercial building is not priced from square footage alone.
Are contracts annual?
Usually, yes. An annual term gives the crew time to learn the building, and it keeps the scope and the price in place. The term is written in the proposal before you sign.
Who do I call if something is missed?
Call +1-817-993-9993 or email hello@dcsdfw.com and say it is a service issue. Customer service and operations handle misses on buildings we already clean. The make-it-right visit is how that miss gets corrected. The sales team answers new quotes, so use the quote form when you want a price.
What building types do you clean?
Offices, warehouses and industrial buildings, medical offices and clinics, retail stores, churches, schools and daycares, and government buildings. Day porter service is available when the building needs someone on site during the day. We do not clean houses. We do not clean hospitals or operating rooms.
Are you insured and bonded?
Yes. Dream Cleaned Services LLC is bonded and carries $2 million in general liability coverage. We send a certificate when the building or the property manager asks for one.
